Selling a Parent’s Home When You Live Out of State

Plenty of families handle a parent’s house from Florida, Arizona, Texas, or wherever the kids ended up. The trick is not trying to manage ten different people from 1,000 miles away.

Plan one good trip

If you can come once, make it count. Sort the personal things, sign what needs signing, and meet the people who will be working on the house. We’ll line up the appointments before you land.

Have one local point of contact

That’s my job. I meet the estate sale company. I let the contractor in. I check on the house. You get one call and one update, not six.

Look after the empty house

Heat on in winter. Mail forwarded. Lawn cut, snow cleared. Somebody walking through regularly. An empty house that looks empty invites problems.

Most paperwork can travel

Listing documents and offers are routinely signed electronically. Closings can often be handled remotely too. The title company will tell us exactly what they need for your situation.

You’ll see everything

Photos, video walk-throughs, and regular updates. You shouldn’t have to wonder what’s going on at the house.

This is general guidance, not legal, tax or financial advice. Every family’s situation is different. Ask an attorney or tax professional about yours.

Want to talk it through?

Reading helps. A conversation about your actual house helps more.
